Emergency Matters

We do not anticipate a problem with your home, and we have a very regimented process to ensure you home’s quality.  However if something unforeseen does arise here is what to do in an emergency warranty situation:

We recognize 3 areas to be emergency situations:

  1. Total loss of heat in your home
  2. Total loss of electricity throughout your home (not caused by a power outage in the area)
  3. Complete blockage of all plumbing

During your Primary Walk you will be provided with contact information for these 3 subcontractors for your home.  Should any of the above instances occur after business hours or on week-ends, you are to call the appropriate subcontractor for emergency service.  Please provide them with your plat name, your lot number, address and phone number.  Should you need to leave a message, please state the nature of your problem.  These emergency subcontractors are committed to providing emergency service should the need arise.   Please send an e-mail to our Warranty department notifying them of your call and the nature of the problem so it can be followed up on.

Appliances and Manufactured Items Warranty

We assign to the homeowner any warranties issued by the manufacturer covering appliances and equipment sold and installed in your home.  This is your sole and exclusive warranty for all appliances and equipment installed in your home.

Copies of all manufacturers’ warranties have been made available at the sales office. You will be given your manufacturers warranties during the Primary Walk-Thru.

Following is a partial list of manufacturers’ items not covered by the HBW Warranty or Westcott Warranty Services, LLC:

  • Appliances – for service on any of these items you will contact the manufacturer directly.  It is very important that you complete and mail in the warranty cards you will be provided during your Primary Walk to ensure you are covered by the manufacturer’s warranty.
  • Dishwasher
  • Refrigerator
  • Garbage Disposal
  • Washer/Dryer
  • Microwave/Exhaust hood
  • Range/Cook top

Warranty Period

We warrant your home for the first year after the close of escrow.  After this period we have purchased a warranty for you that will cover years 2-10 through the 2-10 Home Warranty Corporation.  You will be provided a copy of this warranty at the time of your Primary Walk.  Should you sell your home during this 10-year period the warranty stays with the home; a valuable sales tool for you.

During the first year in your home there may be times when you call us for service.  We are happy to assist with any warrantable matter you have and will do our best to schedule any appointments at a time convenient for you during our business hours of Monday – Friday, 8 AM to 4 PM. Though we try to minimize intrusions, some matters may take more than one appointment; your understanding and flexibility during these times is appreciated.

Closing/Final Walk-Thru

This appointment is scheduled on or close to the close of escrow.  During this appointment which will take approximately 30 minutes, we will review the items noted on the Primary Walk and obtain your sign-off that these matters have been corrected.

What is a Primary Walk?

This is a very important step in the buying process of your home.  This walk is scheduled shortly before you close escrow.  The purpose of this walk is to familiarize you with the operation of your home’s key systems and to explain the location of, maintenance of and emergency procedures relating to these systems.

More specifically, the purposes are:

  • To familiarize you with the features of your home and to demonstrate the operation of its various systems such as:
    • Heating
    • Windows
    • Electrical system
    • Plumbing
    • Doors
    • Appliances
    • To point out critical maintenance items and provide tips for your own maintenance program
    • To review utility switch-over procedures
    • To provide all manufacturers warranties for installed appliances and discuss the maintenance, operation and service of these appliances
    • Additionally during the Primary Walk you may discover some items requiring additional work.  These items, should they arise, will be discussed and arrangements will be made to correct these items prior to the close of escrow.  Any items requiring attention will be agreed to in writing on the Homeowner Walk-Thru form so that we will have a clear understanding of the work to be done.

We schedule approximately 1 – 1 ½ hours for the Primary Walk.  During this appointment a vast amount of information will be provided and discussed so we respectfully request only those parties on title attend this appointment.  If you are having an inspection done prior to closing escrow please schedule this at a time other than the Primary Walk appointment.
